Introduced by Councilman John Balshaw Seconded by Councilman Jack Cavanagh AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1072 NCS BY RECLASSIFYING AND REZONING APPROXIMATELY 105 ACRES KNOWN AS THE MUIRWOOD GOLF AND COUNTRY CLUB FROM R-1, 8,000 and R-1, 40, 000 and D . C. A. (DEVELOPMENT CONSTAINT AREA) TO P.C.D. (PLANNED COMM. DISTRICT) AND F.P.C. (FLOOD PLAIN COMBINING DISTRICT), LOCATED ON THE NORTHEAST CORNER OF FRATES ROAD AND ELY BOULEVARD SOUTH, KNOWN AS ASSESSOR'S PARCEL NUMBERS 17-050-07 & 08. BE IT ORDAINED BY THE COUNCIL OF THE CITY OF PETALUMA AS FOLLOWS: Section 1. The City Council finds that the Planning Commission filed with the City Council on January 12, 1987, its report as set forth in its minutes of November 25 and December 9, 1986, recommending the adoption of an amendment to Zoning Ordinance No. 1072 N.C.S., by reclassifying approximately 105 acres., known as Assessor's Parcel Numbers 017-050-07 & 08 from R-1, 8,000, R-1, 40,000 and D.C.A. (Development Constraint Area) to P . C . D . (Planned Community District.) and F . P . C . (Flood Plain Combining District) . Section 2. The City Council further finds that said Planning Commission held public hearings and meetings on said proposed amendment to Zoning Ordinance No, 1072 N . C . S . , on November 25 and December 9, 1986 after giving notice of said hearings and meetings in the manner, for the period and in the form required by said Ordinance No. 1072 N.C.S. Section 3. Pursuant to the provisions of Zoning Ordinance No. 1072 N.C.5., the City Council finds that the proposed amendment is in general conformity with the Petaluma General Plan and its Environmental Design Plan Element., Land Use Element by providing density in conformance with designation,; and further, that the public interest, convenience and general welfare will be furthered by the proposed amendment. 1 Ord. 1684 NCS ;t r _ . Section 4. The City Council finds that the requirements of the California Environmental Quality Act Guidelines have been satisfied and hereby incorporates by .reference the Environmental Impact Report certified by the City Council in January, 1985. Section 5. Pursuant to the provisions of Zoning Ordinance No. 1072 N. C. 5. , and based upon the evidence it has received and in accordance with the findings made, the City Council Hereby adopts an amendment to said Zoning Ordinance No;. 1072 N.C.S., so as to reclassify and rezone said property hereinbefore referred to in accordance with the recommendation of the Planning Commission., Section 6. The City Clerk is hereby directed to .post this Ordinance for the period and in the manner required by the City Charter. INTRODUCED and ordered posted this 20th day of April 1987.
