APPROVING A TENTATIVE PARCEL MAP
FOR PARK.SQUARE (a.k;a. PARK CENTRAL)
TO SUBDIVIDE THESUBJECT PROPERTY
AT THE CORNER OF CASA GRANDE ROAD
AND LAKEVILLE'HIG'HWAY, APN 005-040-0054 & 055
WHEREAS,. the Planning Commission held a public hearing on the proposed Tentative
Subdivision Map .on September 14, 2004 and January 25, 2005, after giving notice of said
hearing, in the manner, for the period, and in the form required by Ordinance No. 1072 N.C.S.,
as amended; and,
WHEREAS, at the end of the public hearing the Planning Commission voted
unanimously to recommend that-the City Council .adopt a Mitigated Negative Declaration and
approve the project; and;
WHEREAS, the City Council held a public.hearing on the proposed project on March
21, 2005, after giving notice~of said=hearing,, in the manner, for the period, and in the form
required by Ordinance No. 1072~N.C.S., as amended, and,
WHEREAS, the City Council has reviewed the Tentative Parcel Map, and in accordance
with the recommendation of the Planning Commission, finds that:
1. The proposed Tentative Parcel Map, as conditioned, is consistent with the provisions of
Title 20, Subdivisions, of the Municipal Code (Subdivision Ordinance) and the State
Subdivision Map Act.
2. That the proposed subdivision, together with provisions for its design and improvements,
is consistent with the General Plan, and will not be ~detriinental to the public health,
safety, or welfare.
Adequate public facilities exist or w~i11 be installed, including sidewalks, water, sewer,
storm drains and other irifrastructure.
3. That the site is physically suitable for the density and the type of development proposed.
4. That the design of the subdivision and the proposed improvements will not cause
substantial environinerital damage, ,and that no substantial or avoidable injury will. occur
to fish or wildlife or their habitat.

An Initial Study was prepared indicating that there would be no significant environmental
impacts.
NOW, TIIEREF'ORE, BE IT ItESOLVEI) that the City Council of the City of
Petaluma does hereby approve the Tentative Parcel Map for the Park Square (a.k.a. Park Central)
project located at the corner of Casa Grande Road and Lakeville Highway, APN 005-040-054 &
055.
Under the power and authority conferred upon this Council by the Charter of said City.
REFERENCE: I hereby certify the foregoing Resolution was introduced and adopted by the Approved as to
